From 4 unit carriage house….to primary residence

Whole Home Primary Residence Renovation

One of the most challenging, yet rewarding, primary residence renovation projects I have ever worked on involved turning a 4 unit carriage home into a single primary residence. My clients called me with the news that they wanted to convert their 4 apartment, 2- story rental property in South Tampa into their primary residence. They were downsizing and wanted to simplify their lives. They already owned several other homes, but decided the quaint carriage house would be the ideal place to set down permanent roots!

The challenge

First of all, to work with them on this transformation was a once in a lifetime opportunity! Similarly, there was significant commitment required as partners in this exciting project. We spent long hours discussing their wants, needs and lifestyle desires. Subsequently, we decided to convert the building into a 2 bedroom, 3 bath home, with a study.

A couple key items we took into consideration during the space planning and renovation:

1. Above all, the client wanted lots of storage space. This was particularly important as they were downsizing from a much larger home
2. They wanted a clean and modern look that was not too contemporary
3. Because the home was much smaller than their previous residence, we knew that we had to really take advantage of the space and the natural light in order to make the home ‘feel’ larger than it was.
4. Finally, converting 4 studio apartments into a single home required much attention to detail!

Once we had determined the layout, design, and space requirements that would meet their needs we enlisted the help of an excellent remodeler to fulfill their dreams

The results

The results speak for themselves! The renovation was a success! We were able to combine many elements of their previous home in their new home, in particular, two beautiful hardwood columns
